Water, fire and mold restoration in Batavia, IL

ServiceMaster Restoration Services provides 24/7 water damage restoration, fire and smoke cleanup, mold remediation, biohazard cleanup and cleaning for Batavia homes and businesses. The local fact to know: Batavia is a Fox River city, and 16.1% of its homes were built in 1939 or earlier, one of the oldest housing mixes we serve.

Batavia, the Fox River and Kane County

Batavia is a Kane County city. The ACS 2020–2024 5-year estimates place all 27,151 residents in the Kane County portion; the Census map also includes a small DuPage County part with no residents. It's one of the nearby communities we serve just west of DuPage.

For river flooding, the National Weather Service uses its Fox River gauge at Montgomery. NWS says that gauge represents the river reach from Red Gate Road in St. Charles downstream to Millington, which takes in Batavia. Since April 15, 2020, minor flood stage there has been 13.5 feet, moderate 15.0 feet and major 16.0 feet, a change coordinated with the City of Batavia, the City of Aurora, Kane County emergency management and others. Smaller streams matter too; the USGS has a Mill Creek monitoring location near Batavia.

The river runs right through town, and the NWS flood impact list for the Montgomery gauge names Batavia locations at several stages. At 13 feet, water overtops low-lying banks near Clark Island Park, and its athletic fields are threatened at 14.5 feet. A couple of structures in downtown Batavia are threatened at 15.5 feet, Flinn Street and Shumway Avenue at 16 feet, the Batavia wastewater treatment plant property at 17 feet, and Batavia City Hall and the police department at 21.5 feet. Homes on low ground near the river can see basement seepage well before the river reaches those levels, because saturated soil pushes water through foundations.

Storm winds are part of the picture as well. The NWS Chicago hazard breakdown lists the highest measured thunderstorm gust in Kane County from 1950 to 2024 as 86 mph, on May 12, 2004.

Batavia's housing has two distinct layers. About a quarter of homes, 24.9%, were built before 1960, and 1,740 units date to 1939 or earlier. Then came a 1980s and 1990s boom that produced 34.7% of the city's housing. Building slowed after that: 19.6% of homes date from 2000 to 2019, and 2.0%, or 212 units, from 2020 or later. So most Batavia owners are dealing with a house that is at least 25 years old. Overall, 43.7% of homes predate 1980, the median dates to 1985, and 7,421 of the 10,840 units are single-family detached.

The older layer brings the familiar cautions. Any home built before 1978 may contain lead-based paint, and EPA's RRP rule governs paid work that disturbs it. EPA's asbestos guidance adds that you can't identify asbestos by sight, and that a trained, accredited professional should sample suspect materials before remodeling or when they are damaged.

Masonry holds moisture, so drying continues until meter readings confirm the wall is back to normal.

Stone and block foundations

Brick and concrete block foundations can let water through at mortar joints when the ground is saturated. Masonry also holds moisture, so dehumidification may need to continue after the floor looks dry, until readings confirm it.

How we help Batavia property owners

River seepage, a failed sump or a burst pipe in an old plaster wall all start with our water damage restoration for Batavia: water removal, structural drying and documented moisture readings. Large drying jobs draw on our structural drying and dehumidification service.

Smoke and soot losses go to fire damage restoration in Batavia. Musty stone basements and damp crawl spaces call for mold remediation in Batavia, and our guide to mold remediation costs in Illinois explains what drives an estimate.

We also handle biohazard cleanup in Batavia discreetly and offer cleaning services in Batavia for homes and commercial spaces. For wind and hail damage, read our storm damage board-up and roof tarping guide.

Old trim worth saving

Original woodwork, built-in cabinets and plaster moldings are hard to replace in a prewar home. Careful drying and cleaning, rather than quick demolition, gives these features a far better chance of staying in place.

The first hour after water or fire damage

  1. Leave if there's fire or smoke. Call 911 from outside, and don't go back in until local fire authorities say it is safe, per the American Red Cross.
  2. Stay out of standing water near power. Ready.gov warns of electrocution risk and says to shut off electricity only when that is safe.
  3. Turn off the water. Close the main shutoff for any plumbing leak; know where it is before you need it.
  4. Leave old finishes in place. In a pre-1978 home, don't scrape peeling paint or pull up old tile while it's wet.
  5. Photograph everything. Record the damage room by room before anything is moved or thrown away.
  6. Start drying within a day or two. The Red Cross says to dry within 24 to 48 hours if possible and to assume mold growth if you can't.

Insurance note: The Insurance Information Institute says flood damage is excluded under standard homeowners policies and that sewer backup requires a separate product or endorsement. Overflow from the Fox River would need flood insurance. Policies vary, so check yours or contact the Illinois Department of Insurance; our insurance claim assistance can help you document a loss.

Finished basement with carpet removed in strips, lower drywall cut out and drying equipment running
In a finished basement, removing wet carpet and the bottom of the drywall lets the framing dry instead of trapping moisture.

Finished basements raise the stakes

Where a basement in one of Batavia's 1980s or 1990s homes has been finished, the extra square footage below grade means more drywall, carpet and furniture exposed when a sump pump fails.

Frequently asked questions

Do you serve Batavia even though it's in Kane County?

Yes. We already serve Batavia as one of the nearby communities around our DuPage & Will County service area. Our team provides 24/7 emergency response for water, fire, smoke and mold damage, plus biohazard cleanup and cleaning, for residential and commercial properties throughout Batavia.

How do I know when the Fox River might flood in Batavia?

The National Weather Service issues Fox River forecasts using its gauge at Montgomery, which it says represents the reach from Red Gate Road in St. Charles downstream to Millington. Minor flood stage there is 13.5 feet, moderate 15.0 feet and major 16.0 feet. Check NWS Chicago or water.noaa.gov during heavy rain or snowmelt.

Are older homes in Batavia more likely to need special precautions during repairs?

Many are. ACS 2020–2024 estimates show 1,740 Batavia housing units built in 1939 or earlier and 43.7% built before 1980. EPA's RRP rule requires certified, lead-safe work when contractors disturb paint in pre-1978 homes, and EPA recommends that damaged materials that might contain asbestos be sampled by an accredited professional first.

Does flood insurance cover Fox River flooding in Batavia?

A flood policy is the coverage designed for it. The Insurance Information Institute says flood damage is excluded under standard homeowners and renters policies, and separate flood coverage is available through the National Flood Insurance Program and some private insurers. Sewer backup is different again and needs its own endorsement. Policies vary, so confirm details with your agent.

How long does it take to dry a stone or block basement in an older Batavia home?

There is no fixed timeline. Masonry absorbs and holds water, so drying depends on how long the water sat, the season and how saturated the soil outside is. Drying should continue until moisture meter readings match unaffected materials. The Red Cross advises starting within 24 to 48 hours to limit mold.
